The pests we get called out for most in Melbourne’s south
This is the largest and least uniform part of Melbourne we cover — 60 kilometres from Port Melbourne to Pakenham, and three distinct markets inside it.
Bayside — Brighton, Hampton, Sandringham, Black Rock, Beaumaris, Elwood — is period housing on sandy coastal soil, with original floorboards, wool carpets, subfloor voids and mature tea-tree gardens. That is the profile for wood borer, for carpet beetles and clothes moths, and for termites working up through subfloor timbers. The sandy soil drains fast, which changes where moisture collects and therefore where you find activity.
The middle south — Clayton, Oakleigh, Huntingdale, Springvale, Noble Park, Dandenong, Carnegie — is the densest rental stock outside the inner city, much of it around Monash and the Springvale and Dandenong food strips. Dense units plus hundreds of commercial kitchens produces a permanent cockroach and rodent population that moves between buildings. Clayton in particular generates constant end-of-lease and property-manager work.
Then the outer south-east — Berwick, Narre Warren, Cranbourne, Hampton Park, Pakenham, Officer, Clyde — slab-on-ground estates on former farmland, with the same profile as Melbourne’s other growth corridors: mice off the paddocks, spiders in young landscaping, and termite pressure at the slab perimeter. Running through all three are the waterways — Elster Creek, Mordialloc Creek, Dandenong Creek and the Patterson River — which are rodent highways year-round.
Cockroaches
Our heaviest workload in the south, concentrated through Clayton, Oakleigh, Springvale, Noble Park and Dandenong. German cockroaches travel between units through shared plumbing and wall cavities, so treating a single flat in a block rarely holds for long. In student and share housing they concentrate around dishwashers, kettles and fridge motors. Seeing them in daylight means the population is already well established.
Rats and mice
Year-round near the creeks and the food strips, seasonal out in the estates. Properties backing onto Elster, Mordialloc or Dandenong Creek, or the Patterson River, sit on established rodent corridors and get them earlier and more often than streets two blocks away. Around Springvale and Dandenong it is food waste that keeps populations resident. In Cranbourne, Clyde and Officer it is mice arriving off surrounding farmland after harvest and at the first cold snap.
Termites
The most expensive problem in the south and the one most often found late. Bayside and inner-south period homes have subfloor voids, timber stumps and structural timber in ground contact — ideal concealed access. In the outer south-east estates the risk moves to the slab perimeter: weep holes, mulch and garden beds banked against the render. Termites are active all year in Melbourne, so there is no season to wait for. If you are buying anywhere in Brighton, Hampton, Malvern or Caulfield, get a timber pest inspection before the contract goes unconditional.

Carpet beetles, clothes moths and wood borer
Specific to the older bayside and inner-south housing and widely misdiagnosed. Wool carpets, rugs, underlay and stored woollens feed carpet beetles and clothes moths, and the damage shows up as bare patches along skirtings and under furniture that has not moved in years — usually blamed on wear and tear. Original hardwood floorboards and joists in pre-1940 homes are what borers attack, leaving fine powder beneath small round exit holes. Worth checking before you sand and polish floors, not after.

Spiders
December through March. Heaviest in the outer south-east estates where landscaping is young and there is a lot of exposed brick, fencing and paving, but redbacks turn up bayside too — under outdoor furniture, in letterboxes and around pool pumps. A perimeter treatment before Christmas is cheaper and easier than dealing with an established population in February.
Ants
Spring and summer, in older suburbs where paths and slabs have settled and cracked and in newer ones where the ground is still moving. Ants trailing through a kitchen are nesting outside and coming in for food and moisture, which is why surface sprays indoors do nothing lasting — the nest has to be treated.

I need an end-of-lease treatment near Monash. What do I get?
A treatment appropriate to what the property actually has, plus a written report you can give the agent. That documentation is usually the point — most tenants around Clayton, Clayton South and Huntingdale need evidence for the bond, not just the work itself. Tell us when you book that it is end-of-lease.
There is powder under small holes in my floorboards. Is that termites?
Almost certainly wood borer, not termites. Borers leave fine frass beneath round exit holes; termites do not. They are different insects needing different treatment, which is exactly why identification comes before any quote — particularly in Brighton, Hampton and Elwood where both are plausible.
Why do I get rats when my neighbours don’t?
Usually a waterway. If you back onto Elster Creek, Mordialloc Creek, Dandenong Creek or the Patterson River, or onto a reserve that connects to one, you are on a corridor and they reach you first. Baiting treats the population you have; sealing entry points is what stops the next lot arriving.
