The pests we get called out for most in inner Melbourne

Inner Melbourne is three building types stacked on top of each other, and each one fails differently.

The apartment towers through the CBD, Southbank and Docklands share plumbing risers, waste chutes and wall cavities between dozens of dwellings. Rats and mice

Year-round in the inner city rather than seasonal, because the food supply never stops. Bin rooms, laneway waste, grease traps and construction sites keep populations resident, and rats move along the Yarra, the Merri and the rail corridors. In apartment buildings the usual entry is a service riser or an underground car park; in terraces it is the subfloor and the roof line where an extension meets the original building.

Wood borer

Specific to this part of Melbourne and widely missed. Original hardwood and baltic pine floorboards, joists and skirtings in pre-1940 terraces are exactly what borers attack, and the first sign is fine powder below small round exit holes. It is slow damage rather than sudden, but in a heritage terrace it is expensive damage. Worth checking before you sand and polish floors, not after.

Carpet beetles and clothes moths

The other old-building problem. Wool carpets, rugs, underlay and stored woollens in terraces and period apartments feed both, and the damage shows up as bare patches along skirtings and under furniture that has not been moved in years. People usually blame the previous owner’s wear and tear. It is rarely wear and tear.

Termites

Less talked about in the inner city than it should be. Terraces have subfloor voids, timber stumps and structural timber in ground contact, and the older building stock in Richmond, Collingwood, Abbotsford and Fitzroy is genuinely at risk. If you are buying a period property here, a timber pest inspection is not optional — it is the cheapest part of the transaction and the one most likely to change the price.

Ants

Spring and summer, mostly in terraces where old paths, light wells and courtyard paving have settled and cracked. Ants trailing through a kitchen almost always nest outside and come in for food and moisture, which is why spraying the trail does nothing lasting.

My neighbour’s apartment has cockroaches and now so do I. What do we do?

Treat the stack, not the flat. Do you work with owners corporations and strata managers?

Can you get access and parking in the CBD and Southbank?

Yes, but tell us the building when you book. Loading dock access, permit parking and after-hours building entry all take arranging, and knowing in advance is the difference between a booked job and a wasted trip. For towers we usually go through the building manager.

I am buying a terrace in Fitzroy or Richmond. What inspection do I need?

A timber pest inspection, and get it before the contract goes unconditional. Period terraces in the inner north and east carry genuine termite and borer risk through subfloor timbers and original floorboards, and it is the single cheapest way to avoid inheriting a five-figure repair.

There is powder under small holes in my floorboards. Is that termites?

Almost certainly wood borer rather than termites — borers leave fine frass beneath round exit holes, termites do not. They are different insects needing different treatment, which is why identification comes before any quote.

Are your treatments safe around children and pets?
